April 30, 2010 The best thing about Jim Moran is open and honest communication. Often when it comes to realtors, it is difficult to get a straight answer... and if you do, you wonder if they are being forthright. That is not the case with Jim. He helped me close on a complicated REO purchase which required patience on our part due to the difficulties the Bank/Seller had in gathering their paperwork. Despite a few contract extensions, Jim always kept me informed including cc'ing me on his emails to the Title Company and Seller. He was available via email and phone every time I had a question. Well, I found one in Jim Moran of Palm Harbor, FL. I was living in California and looking to buy some property in a place I've never been to. I needed someone I could trust to be my eyes and ears. Mr. Moran provided me with multiple properties from wich to choose from. He then helped me to submit my offer on the property I liked most. He went out of his way to answer all my questions and the Sellers questions concerning the transaction. He took beautiful pictures and drove the area to give me a good feel of the property. September 7, 2008 Hello Jim, This thank you is long overdue. I wanted to let you know that it was pure luck that let Mom and I meet you the day we looked at the villa you had listed. You were gracious and very low key and we were immediately very comfortable with you. That same day you showed us two other villas (not yours) and remained neutral while we made our own assessments regarding any comparable features. As we changed gears and decided to look at houses too, you assisted by giving the Listing Book access to me so that I could search in the evenings online since I was so limited as far as time that I could commit to searching. The evening that we finally saw the villa we ultimately would buy you worked until after dark, then waited at the last house so that I could bring my son Jordan to look at it. After all that, we changed our minds again and decided to move forward with the villa. Again, this was not your listing, the other agents were out of town, but you persevered so that there was never any down time. After all of the confusion with Associations, interviews, management company woes, title company vacations, and finally the out of town dealings with the mortgage broker, somehow we managed to pull off a closing on August 20th. Even that was a nail biter with me running into the bank with exactly 3 minutes to spare to get the cashiers check. In the end, we got our new home. I don't think there could be another person who would have handled the chaos with as much calm as you. Your experience showed and we will be forever grateful to you for helping us make this happen. Despite the tough market, Jim never lagged in his efforts to get my property sold. He utilized traditional print media, as well as innovative web-based tools to get as many views on my property as possible. Thank you for all of your efforts to locate a house for me in an area that was as unfamiliar to you as it was to me. But after months of searching and touring of homes in Old Northeast and Snell Isle, you have become an expert in those areas. The task was not easy to find the home I wanted, a moderately priced, renovated historical home in a very popular area, but you found many houses that fit that description. Thank you for your many trips from Safety Harbor to downtown St. Pete for our "Power Search" lunch hour showings!
When I finally decided on a house, the fun began! The contract required an initial offer and counteroffers, along with few amendments as we encountered issues with the inspection and required repairs to the house. The transaction went very smoothly, especially since the repairs were ongoing up to the date of closing. You took care of all the issues without incident. I really appreciated that I did not have to spend my time dealing with any of those issues!

Dear Jim, Please accept this testimonial concerning the business sale you handled for me in October 2006. I'd like your prospective clients to know these good things about you: I listed my business with Jim Moran after he finished lunch at my sandwich shop. He stopped in for a sandwich and I spoke with him about real estate in general, found him knowledgeable and approachable and told him I was considering selling the business. We met a few days later, mapped out a strategy, and within a few weeks, he secured a buyer. The buyer was utilizing a 1031 Exchange, which is complex and can be tricky. During that time you kept in constant touch; action became more prevalent when I eventually sold my other property and gave you the green light that we could now 'seek and find´. From that day forward you kept us informed with available listings. The reality came when we flew down to Safety Harbor and you started to show us those properties of interest. I believe we visited fifteen houses in a day and a half, which gave us two more days to select one and agree a price; which we actually did.
